Shalimar

About

Just over a small bridge from Fort Walton Beach lies the waterfront town of Shalimar. This quaint little area was once a “company town” for Eglin AFB. It is still primarily residential and has a mix of affordable fixer-uppers along with beach front homes. Some consider Shalimar to be a suburb of Fort Walton Beach, so you’ll find yourself headed in that direction for most of your shopping and dining needs. There are boat docks and inlets everywhere, so if kayaking, fishing, or standup paddleboarding are your thing this is a great choice for a home. Shalimar Pointe Golf Club is the local golf club, and Fort Walton Beach Golf Club is nearby.

Neighbors

Shalimar is filled with beach-loving military families and singles looking for affordable housing and a short commute to Eglin AFB or Hurlburt Field.

Neighborhood Feel

The town was developed in the 1940s, but most of the homes have a 70s style to them. You can find single family homes and an abundance of townhouse and condo options as well.

Big Plus

Shalimar is located just outside Eglin AFB’s West Gate, so getting on base is easy. It is especially close to the 96th Medical Group.

Military spouses speak highly of the youth sports program and public schools.

Shalimar offers the opportunity to find a great home on the water, perhaps with a dock, at more reasonable rates (compared to larger cities).

Commute to Eglin AFB is ideal.

Things to Consider

Primarily a bedroom community, you’ll find yourself heading to Fort Walton Beach for more robust shopping, dining, and entertainment options.

Some of the older homes need a little TLC, and don’t expect to find a lot of new construction here.

Make sure you have decent sound-proofing in your home. You’ll be close enough to Eglin AFB’s runways for jet noise to be a factor.

Shalimar is “right outside the gate.” Granted, Northwest Florida is an uber conservative region so the seedy establishments that one might think of occupying space “right outside the gate” don’t really have a presence here. But you’ll still notice some of the area is a little more weathered and in need of some TLC.

How’s the Market?

The median home value for single family homes in Shalimar is $268,000 according to the Zillow Home Value Index. Home Values are forecasted to increase by 7.6% in the coming year.

According to Zillow’s Rental Index, the median rental rate for single family homes in Shalimar is $1,509.

School Scoop

Public schools in Shalimar are in Okaloosa County School District (OCSD). One of the highest rated schools is Shalimar Elementary School, which has a rating of 8, according to Greatschools.org.

OCSD offers two charter school options. Liza Jackson Preparatory School (in Fort Walton Beach) is an intermediate charter school serving kindergarten through eighth grade. Collegiate High School at NWFSC (in Niceville) serves students in grades nine through 12 and offers dual enrollment at Northwest Florida State College to all graduates. Students are not only equipped with a high school diploma but also an Associate’s Degree (tuition-free!). Out of zone admission is available pending space and approval.

Special programs to note in OCSD schools include STEMM (Science, Technology, Engineering, Math, and Medical) clubs, Odyssey of the Mind for gifted students, middle school band and chorus, competitive middle school and high school athletics, foreign language electives, and high school leadership opportunities.

OSCD schools offer programs for military families and are staffed with Military Family Life Consultants (MFLC) who are trained to help military kids navigate the challenges that come with the military lifestyle.
