When PCS’ing to Fort Bragg, the Jack Britt area is likely to be at the top of the list of recommended places to look. The area zoned to Jack Britt High School is one of the fastest growing and most desirable areas in the city. It’s an insulated pocket in Fayetteville that is semi-removed from the hustle and bustle of the shopping areas and military commuter traffic with beautiful, established neighborhoods as well as new developments. Neighbors

Pretty much all of Fayetteville is inundated with military residents, and the Jack Britt area is no different. Families adore this area primarily for the schools, but also for the community spirit that is interwoven into the neighborhoods. There are a lot of retirees here, both military and civilian, alongside some of Fayetteville’s own executives and professionals.

Neighborhood Feel

You can find old and new housing in the Jack Britt area, and most of the neighborhoods are well established and maintained. The premiere luxury community is Gates Four, a gated golf community, but there are several other great master planned developments that offer spacious homes and neighborhood amenities. You’ll also find more mature landscaping and natural environments here as opposed to the carved out farmland-turned-neighborhoods found a little to the west.

Big Plus

Jack Britt schools are considered by many to be the most desirable schools in Cumberland County.

The area is experiencing rapid growth in residential and commercial areas. Shopping and day-to-day amenities are all very close by.

It’s also close to Fayetteville Regional Airport, the Crown Coliseum, and the Cape Fear Valley Hospital.

Things to Consider

Because of the influx of students and new residents, the schools are rezoned frequently. We’ve heard rumors that families that purchased into the Jack Britt school zone were rezoned the following year into the neighboring Seventy-First High School zone. Be sure to research how close your potential home is to zone boundaries; the impact of rezoning could be significant, both to your student and your property value!

How’s the Market?

The median home value is for single family homes in the Jack Britt Area is $137,100 according to the Zillow Home Value Index. This value also includes homes in the Douglas Byrd and the Seventy-First Areas, or the 28306 area code. According to our research and the spouses we’ve surveyed, the home values are more like $250,000 to $450,000 in Jack Britt.

Home Values are forecasted to increase by 5.0% in the coming year.

According to Zillow’s Rental Index, the median rental rate for single-family homes in the Jack Britt area is $1,007. Again, this is for the entire zip code. Rental homes start around $1,000 and average out at about $1,600.

The inventory here moves quickly, so we recommend you have someone on the ground (we have “SCOUTS” for that) to scope it out for you and answer questions if you can’t recon the area yourself.

School Scoop

Fayetteville contains 80 primary and secondary schools. Public schools in Fayetteville are in the Cumberland County School District and the district as a whole has been given a 5 by GreatSchools.org. Jack Britt High School is rated an 8 by GreatSchools and considered by many to be one of the top schools in Fayetteville.

The Jack Britt High School district is by far one of the most desirable in Cumberland County and the housing boom reflects the hype. Be careful of how close you buy to the boundary, though. They rezone frequently to keep the school at proper attendance levels, and if you’re too close to the boundary you could get rezoned into a less desirable district.

In North Carolina, children can attend their neighborhood schools or charter schools. Low-income students are eligible for scholarship funding to attend private schools. Under the federal No Child Left Behind law, students attending a Title I school designated as “in need of improvement” have the right to attend a higher performing school in the district.

Cumberland County has Choice Programs at many schools and they are highly sought after. A Choice School emphasizes a particular interest (arts, foreign language, science, etc.) and integrates that subject matter throughout the curriculum. You may apply to a choice school even if you don’t reside in that zone, but the application/admission would need to be renewed yearly. There are also Choice Academies available at area high schools for students interested in a particular career field. Jack Britt High School has a program called the Integrated Systems Technology and Applied Engineering Academy (ISTA). Attendance at JBHS is required and there is an application process for admission into the ISTA Program.
