Ewa Beach (pronounced “eh-vuh”), is located 20 miles southwest of Honolulu on the tip of Oahu. This beach town on the Leeward Side of the island is teeming with new construction and subdivisions that are more “mainland” in style (read: double walled construction and central air conditioning). This area is a great spot to find a newer home, gated communities, and glorious beaches. And it is all within a reasonable commute to Schofield Barracks, Wheeler Army Airfield, or Joint Base Pearl Harbor-Hickam!

Neighbors

There’s a great mix of locals, recent mainland transplants, and military residents in Ewa Beach. This is also a prime spot for retirees, so expect to see plenty of golf carts scooting around. Families love the area for its amenities, accessible shopping, and relaxing beaches.

Neighborhood Feel

Homes are newer, but smaller in size and space is sold at a premium. Like most homes in Hawaii, yards are practically non-existent, but you’ll love the lanais, or Hawaiian verandas. The master-planned communities boast pools, parks and pristine community landscaping. Conveniences like supermarkets, restaurants, and local shopping are close by, and even walkable in some spots.

Mainland style construction and neighborhoods are plentiful in Ewa, and some even have central air conditioning – a rarity for the island.

Fantastic location with stellar beaches and a reasonable commute to Joint Base Pearl Harbor-Hickam, Schofield Barracks or Wheeler Army Airfield.

Things to Consider

If you do opt for more modern construction and seek out centralized air conditioning, keep in mind that utility costs are much higher in Hawaii than on the mainland. Definitely be on the lookout for energy efficient construction practices and even then, consider yourself warned.

Cost of living throughout the island is significantly higher than the national average, affecting the housing market, utilities, groceries, fuel, etc.

The weather tends to be hotter and dryer on the Leeward side because the mountains block the rain and the cooling trade winds from the east.

Even though it’s only 20 miles “to town” (or Honolulu), it can take well over an hour to drive there during peak times because of the congestion on H1. Getting to Schofield Barracks/Wheeler Army Airfield is a beautiful 20 min drive up the scenic Kunia Road. Kunia Road is just a 2 lane road, so getting behind a tractor can cause a hiccup in your day, but you won’t deal with any of the infamous highway congestion! If your destination is Joint Base Pearl Harbor-Hickam, your commute will be at least 45 minutes each way (on average).

Home Values are forecasted to increase by 2.2% in the coming year.

According to Zillow’s Rental Index, the median rental rate for single-family homes in Ewa Beach is $2,611.

School Scoop

Ewa Beach contains 15 schools. One of the highest rated schools is James Campbell High School, which is rated a 9 on GreatSchools.org.

Hawaii is the only state with a unified school system, meaning all taxes are distributed to the schools at the state level and schools are not grouped into districts.  

When looking at Oahu’s test scores and GreatSchools.org ratings, we advise you to look at the entire picture. Hawaiian public schools are evaluated based on Common Core standards, but many areas suffer a fairly large achievement gap due to socioeconomic disparities, despite offering a better quality education than the ratings imply. Many spouses report that the rankings don’t always reflect a school’s quality of education, so we encourage you to talk to friends, or Scouts, about specific schools.

Geographic Exemptions (GE’s) are available if you wish for your child to attend a different school from where your family is zoned, but these are granted on a space available basis and are at the principal’s discretion. Keep in mind – if your child attends a school while in a temporary lodging facility, he/she will have to move schools when you move out of the TLF if your new home is zoned to a different school. You may apply for a GE, but it isn’t guaranteed. Priority goes to those zoned to a failing school (based on No Child Left Behind standards), children of teachers at the school, and children who already have siblings at the school.
