E.E. Smith

About

The E.E. Smith Area is southeast of Fort Bragg and includes a small section of Fayetteville’s inner city along a stretch of Skibo Road (this segment is named Country Club Drive), and stretches south to Fayetteville State University. There are definitely some nice neighborhoods to be found here, but you need to look closely and do your research.

Neighbors

There are a lot of military families that find affordable housing here, as well as Fayetteville locals that have called the area home for generations. Housing prices are generally lower in this area than in other parts of Fayetteville.

Neighborhood Feel

Most of the E. E. Smith zone consists of clusters of homes that are not necessarily grouped into organized subdivisions. There are some cute cul-de-sacs with older homes (1950s to 1960s) and established streets. You can happen upon some particularly run-down spots and homes in various stages of disrepair. There are a couple of new developments going in, but not many. You’ll see a mix of well-maintained older homes with mature landscaping along with a few overgrown yards. Along with the lack of subdivisions comes an absence of HOA’s to regulate upkeep, but some areas like South Ramsey Street are undergoing a revitalization.

Things to Consider

Fort Bragg doesn’t have any DoDEA high schools, so students residing on post are automatically zoned to E. E. Smith.

There’s concern about higher rates of crime and poorly rated schools. Some areas along Murchison Road have a particularly bad reputation. Do your research! It’s not recommended to rent or buy sight unseen here.

How’s the Market?

The median home value for single family homes in the E. E. Smith Area is $63,100 according to the Zillow Home Value Index.

Home Values are forecasted to increase by 4.7% in the coming year.

According to Zillow’s Rental Index, the median rental rate for single-family homes is $716.

School Scoop

Fayetteville contains 80 primary and secondary schools. Public schools in Fayetteville are in Cumberland County Schools and the district as a whole has been given a 5 by GreatSchools.org. E. E. Smith High School serves this area and the high school students residing on Fort Bragg, and is rated a 4 by GreatSchools.org

In North Carolina, children can attend their neighborhood schools or charter schools. Low-income students are eligible for scholarship funding to attend private schools. Under the federal No Child Left Behind law, students attending a Title I school designated as “in need of improvement” (there are several in Cumberland County) have the right to attend a higher performing school in the district.

Cumberland County has Choice Programs at many schools and they are highly sought after. A Choice School emphasizes a particular interest (arts, foreign language, science, etc.) and integrates that subject matter throughout all of the academics a student is presented. You may apply to a choice school even if you don’t reside in that zone, but the application/admission would need to be renewed yearly. There are also Choice Academies available at area high schools for students interested in a particular career field.
